• Performing the function of Replacement Investor / Project Manager
• Wide-range investment supervision from preparation for realization till the actual realization of investments.
• Participation in the selection process of construction company, drafting the contract document.
• Preparation of documentation of projects and cost estimates for investments.
• Provision of all officially required opinions, conditions, decisions and permissions which are necessary to draw up documentation.

THE SCOPE OF OUR SERVICES INCLUDES THE FOLLOWING
1. Preparation and obtaining of a „Decision on Construction Terms and Site Planning”.
2. Carrying out examinations and studies on geotechnical conditions for planned investment.
3. Preparation of a „Report on the Planned Investment's Impact on the Environment” and obtaining appropriate decision.
4. Obtaining the optimal conditions of electricity, water, gas, rain water, sewage supply for the planned investment.
5. Preparation of technical specification which determine further designing and realization process.
6. Providing Investor’s Supervision services, including work of Construction, Electrical and Sanitary Inspectors (inspections performed by our team when required)
7. On-site Representation of the Investor, monitoring of construction and its accordance with Project Design, Building permit, Building Law and Polish Norms and Technical Knowledge.
8. Quality check of works, built-in materials, with prevention of use of faulty or non-certified building materials.
9. Checking and acceptance of building works which will be covered or build-up, participation in technical tests and approvals of installations, buildings, structures etc.
10. Confirming and approving physically completed works and eliminated faults.
11. Informing the Investor about faults and unplanned situations.
12. Official confirmation of the supervision and approvals in the site log.
13. Status reports preparation.
14. Review of invoices considering merit, financial and formal aspects submitted by contractors.
15. Searching for technical solutions at the design and realization phase to ensure the minimal costs of realization at each stage, maintaining comparable material standards.

We are ready to discuss all details of possible cooperation during direct meeting with the Client. As the design phase has already been completed our services will apply only to the realization phase. Realization time of the services offered by our company is based on Investor’s requirements and is strictly connected with the necessary phases of the investment and building process. ZIK Investment Management Ltd. will adjust the time-frames of its services to investor’s requirements. Our remuneration fee depends on the value of the investment and is estimated as an outcome of mutual negotiations. On the basis obtained data we estimate the cost of monthly supervision at 14.500 net per month.
